How Can I Sell My Home Faster?

Maybe you need to relocate for work. Maybe you have a new babe on the way, or are looking for a speedy downsize. Whatever the reason, if you’re looking to sell your home fast, there are a few things you can do.

Price it right. One of the most important things to consider is price. You may want to reduce the price of your home or, at the very beginning, set it at a low price that will generate more buyer interest.

Offer an incentive. Cash is often a selling incentive, both for the buyer as well as the agent. You could offer the buyer a $1,000 – $2,000 decorating rebate upon closing the deal. It is also not uncommon to offer the selling agent a $500 bonus. However, some brokers – who supervise agents and run real estate offices – may prohibit such incentives, as do some Realtor boards. Check to find out. Other common incentives: paying for the property inspection and warranty policy and getting your home preliminarily approved for FHA and VA loans, thereby making it more attractive to a larger number of buyers. Contact a lender who writes FHA-insured and VA-guaranteed loans.

Make it turn-key. If you want to sell your home faster, make sure it’s in tip-top shape. Fresh paint, energy efficient features, and a landscaped yard all go a long way toward enticing buyers looking for a speedy sale.

Timing. Timing is everything. Most agents agree the best time to sell is in the spring. This is when the largest number of potential buyers hit the market. Your home is likely to sell faster and at a higher price, although sales begin to pick up as early as February and start to slack off in July, the slowest month for real estate transactions.

What is a Mechanic’s Lien?

If you’re planning a remodel on your home, you may have heard the term “mechanic’s’ lien.” If you haven’t, then it’s time you did.

A mechanic’s lien is a hold against your property that provides contractors and suppliers legal recourse to assure payment for services. So, if a job wraps up but your contractor feels they’re owed for time or material, they may file a claim of mechanic’s lien in your county.

The liens vary from state to state and allow for a cloud on the title of your property and foreclosure action. Also, if you paid the contractor, but he failed to pay the subcontractors and laborers – who do not have a contract with you – then the workers may file a mechanic’s lien on your home.

This could result in a double payment by you for the same job. Sounds pretty terrible, right? Don’t worry. You can protect yourself from unwarranted liens by selecting your contractor carefully and managing your construction project responsibly. Look over your paperwork, make sure each cost is outlined clearly and paid on time.

Also, most construction lenders will specify a payment distribution process that involves the securing of lien waivers. The remodeling contract should address this as well, assuring that the general contractor is responsible for all payments as well as any costs required to remedy lien disputes that may arise.

Many think that spring is the hottest selling season, and while this is partially true, winter is also a great time to drop your home on the market. Why? Buyers tend to have more urgency in the winter. A 2015 real estate study found that homes listed in winter sold faster than those listed in spring, and for a higher asking price.

If you’re looking to sell your home this winter, here are a few things you should pay attention to.

Pricing. While proper pricing is always important when listing your home, it’s even more important in a season where the pool of buyers is slimmer—even if they’re more eager to act. Be sure to work with your agent to price at market value in order to avoid sitting until spring.

Safety first. If you live in an area that gets ample snow or ice, make sure to be monitoring the safety of your drive, steps, and walkways. Keep paths shoveled and free of ice to encourage incoming buyers and keep them safe from slips.

Lights on. When someone is coming to look at your home in the winter, be sure to draw back the curtains in the daytime and turn on the lights. You may even need to add additional accent lights to rooms that are naturally dark. Nothing is less appealing than a dark, gloomy home.

Add warmth. Make sure your home is warm and cozy when buyers enter. It’s better to heat the space a degree or two warmer than necessary than to have potential buyers clinging to their coats.

Ambiance appeal. Create a cozy seasonal vibe inside your space by draping snuggly blankets over furniture, lighting a (safe) fire in the fireplace, and keeping the kettle warm in case anyone would like a cup of tea.

Buying a home can be a complicated process. Luckily, if you arm yourself with the right team of people, the process can be streamlined and simplified. While you likely know the value of a competent, reliable real estate agent, have you thought much about working with a mortgage broker? Do you even need a mortgage broker? And what exactly do they do? 

Much like a stockbroker helps you buy stocks, a mortgage broker can help you purchase a home loan. Because the broker has access to many lenders, you will be able to select from a wide variety of loan types and terms that fit your specific needs.  

Note, however, that brokers are not obligated to find the best deal for you. Of course, if you agree in writing to have one act as your agent, that is an entirely different story. This is why it is important when looking for a broker to contact more than one, just as you would any other lender.

So what should you do when looking for a mortgage broker? Compare their fees and ask questions, particularly about how they will be paid. Sometimes their fees appear as points paid at closing or the compensation is factored into the interest rate, or both.

Real estate agents normally maintain contact with several brokers. Ask your agent for recommendations.

A few kind acts that might go a long way.

  1. Pull a neighbors trash cans back up to the house.
  2. Send the kids to pick up some debris left from a recent storm.
  3. Bake a cake and stop by with a quick “Thank you ” note for being a good neighbor
  4. Stop by and visit someone who lives alone and say “hello”
  5. Buy something for someone behind you in line (pay for a meal in the drive-through, buy a cup of coffee, etc.)
  6. Reach out to someone you haven’t spoken to in a long time
  7. Bring a treat to a neighbor or coworker
  8. Donate time or money to a local charity
  9. Smile at a minimum of five people
  10. Hold the door open for someone
  11. Pick up trash on your street
  12. Let the person behind you in line go ahead of you
  13. Go through your closet and find several items to donate to charity
  14. Share your umbrella with someone who doesn’t have one
  15. Refrain from making negative comments for a week
  16. Tell someone who works for the public or military—a teacher, police officer, nurse, mail carrier, etc.—how much you appreciate his or her service
  17. Find out what item your nearest animal shelter needs, and donate it
  18. Offer to babysit for free for a family you know
  19. Write a letter to someone who made an impact on you
  20. Leave your waiter/waitress/barista a generous tip
  21. Offer to do some yard work for a neighbor
  22. Look someone straight in the eye, ask them how they are, and then really listen
  23. Organize a mini-food drive for the local food bank on your block or in your building
  24. Set a goal to compliment at least five people today
  25. Tell a teacher how much you appreciate him or her
  26. If someone you know lost a loved one in the past year, send then a note or some flowers to let them know you are thinking about him or her as they mourn the loss
  27. Take a container of homemade soup to a sick friend
  28. Plant a few flowers where others can enjoy them
  29. Shop at a locally-owned business and find something encouraging to say to the owner
  30. Write a few inspirational sayings on cards and leave them in public places for others to find
  31. Park at the back of the parking lot; you get more exercise and someone who might need it gets a closer spot!

This is a great way to start the day – and it is amazing what it can do for you.

When Should You Sell?

If you’re thinking about selling your home, you may be wondering when to do it. Should you wait for a particular season? Take a temperature on the market? The options can often seem overwhelming.

The best time to sell a home is simply when you’re ready. This might be due to a need to relocate, or perhaps you’ve outgrown the space in your current home and you need to trade up or down. Maybe you have a brand new empty nest, or a baby on the way. When the time is right, you will likely feel it.

Of course, market conditions also play a role in when you should sell your home, as do seasonal conditions. For example, your chances of getting top dollar for your home are more likely in a seller’s market, when demand outweighs supply, than in a buyer’s market.

Local and national economic factors also may dictate when to sell. If a major employer in your area is laying off workers, it may not be a good time to put your home up for sale. People will be cautious about buying when the future seems so unpredictable or bleak.
